I've been teaching this class for a long time now and am glad you came. keep in mind the contracts have changed over time, and that the contract has a copyright on it by the realtors association. so you may need to fill it out with a realtor around, i just absolutely hate doing that. so if they will let you get a blank and fill it out yourself.

electronic:tarmls.com is the market in tucson for listed homes. realtor.com is the national site.click 'search listings', you will go to another screen and see a form. fill in:property type residential in the box underneath that where it says location, address, or mls # click browse and select county of pima.

check the box 'list price', and select between 0 and 50000check the box 'total baths', and select between 1.5 to maxcheck the box 'building sqft' and select between 1000 to max
then on the right towards the top click 'list'. this should give you a list of properties to look over. I like to list them from least to most expensive. also, make sure you do not select anything other than 'single family' under the heading 'property sub-type', finally do not select anything that says the word 'contingent' or anything other than 'active' by itself under the property photo. contingent means someone else got there first.
these results will get you 50ppsf (price per square foot. this is meant when we say 'use the sandwich to get ppsf'. the beef (ppsf) is found between the maximum price slice of bread and the minimum square footage slice of bread. please note these numbers will only yeild cash flowing rentals. there are also good fix and flip or just flip deals in higher priced homes. you may search up to a million dollars, but make sure you are only making offers on homes that are being offered at half their market value in terms of ppsf.
2100sf is the maximum footage for non luxury homes, and 3500 sf for luxury. keep in mind it costs about 100 ppsf to build a home.
when you look at listings, look for bad structures, mold, meth, or REO status. also check zillow.com for price estimate AND FOOTAGE... dont get anything where there is a discrepancy between the zillow footage and the mls footage. if there is, it means theres an illegal addition probably.

2. PERSONALagents, title and lenders are on the side of the deal. they are not on your side because they only get paid if a deal closes. least sleazy is the title company. second is the lender, the agent is only scum if he doesn't admit he's a paedophile. dont get in the car with them, dont go to thier offices.
3 items all agents ask: 1. do you have an agent (no, will you represent me in a DUAL AGENCY CAPACITY), 2. Are you prequalified for a loan (this will sound more vague usually, like have you been to see your banker? how are you going to pay for this? etc.)(yes, ill have my loan officer submit an LSR with my offer..) and 3. are you SERIOUS. (always be the first to use the word SERIOUS.)
physical inspection1. avoid chatter with agent. if you see a defect dont say anything just make sure the agent sees you staring at it. if you small talk, they will get more info out of you and find out if you are weak. you are weak, so dont talk.2. never insult the home. they will latch on to you and get to talking with you if you do, and you may insult the homeowner.3. examine external corners of building for cracks, a quarter with coin is too wide a crack it will appear in the inspection report if it is there. on an old house these are ok if not too many of them. make sure there is no lateral shifting, or horizontal shifting as that means you have a busted slab.4. check corners of windows and doors for cracks.5. if home carpeted, take off shoes and shuffle feet from corners to center of room for feeling busted slab.6. look at the ceilings, esp under cooler for water stains.7. smell for gasoline (meth), or mold (musty). cat piss is ok.
