Tucson Investors.com Procedures TucsonInvestors.com is a website designed to assist in the facilitation of investment in the greater Tucson metropolitan area. Our members are people who have personally met one another in a live meeting. The meeting is presented to Tucsonans as a free meeting for people interested in the subject of investing. Of course, members may also do deals with one another outside this website. This site is for the purpose of providing suggested procedures for potential deals. The suggestions in the site are merely suggestions and are not to be construed as directions or information. People who have not met face to face with one another are not in step with our procedures and may not use this site. When investors do not come face to face and meet one another, they risk exposing themselves, and us, to the regulations set forward by the Securities and Exchange Commission. Partnerships may be formed between parties for a deal if they already know one another, and are willing to accept an informed risk. TucsonInvestors.com is not responsible for the postings on the site, and buyers and potential partners are strenuously urged to seek proper legal, accounting, and any other advice from licensed advisors. Any deal or investment carries with it risks, and it is possible to lose more money than you invest. Although TucsonInvestors.com tries to provide information about how to carry about a due diligence process, these are only suggestions and are not intended to be construed as a complete list. Due diligence, or research into an investment, is the responsibility of all parties involved in the process. TucsonInvestors.com provides a free class to describe the procedures involved in investing in local real estate. This class is offered free of charge to the members of the public who have attended a local meeting. The class describes the process that a local investor might pursue if he were searching for a good deal on a home. After the class is attended a designation within the site is generated called the 'hunter' designation. A 'Hunter' may find and post potential deals to this site. Hunters who post erroneous or malicious information will have their membership cancelled. TucsonInvestors.com will occasionally examine the record of a real estate investor to determine if they have invested successfully in real estate in the past. Records can be faked, and our efforts may produce inaccurate results, so we cannot be held responsible for information concerning an investors experience as reported on the site. If an investor passes our screening procedures, we designate them with the term 'Dealmaker'. Dealmakers may recieve access to an area where hunters may post information to. A dealmaker will have to then decide if and when to act on information provided. Each deal posted represents a contract for a property for sale. Each contract is supposed to be assignable and enforcable, but it is up to the parties involved to make this the case. TucsonInvestors.com is not responsible for human error or the result of incompetence or inexperience in the case of either party. Both parties to the contract agree to make sure they are in full compliance with the law. Proceedures for paying us to post deals on site. TucsonInvestors.com collects a fee of 5000.00 USD for every contract sold on the site. A total fee to the dealmaker of 10,000.00 is paid with the remaining 5,000.00 going to the hunter. This structure is non-negotiable, so any deals made outside of this structure must be made off site. If it is discovered that a dealmaker curcumvented this fee by going around the site, that dealmakers membership will be revoked. TucsonInvestors.com occasionally partners with a Dealmaker on a deal. The way that normally works is the dealmaker buys the deal off of the hunter, and applies to us to become a cash partner. In such cases, we will consider the experience of the dealmaker and the discount of the deal to its full market value. If our criteria are met, we will supply the cash needed for closing costs, repairs, and other incidentals. We will not stay in the deal longer than 90 days, and will expect to be paid half the profit. If the dealmaker cannot meet these terms after the deal is struck, the deal becomes the property of TucsonInvestors.com. Funds for repairs are to be disbursed directly to third party contractors in a peicemeal/job by job fashion. This website exists to serve Tucson and the Greater Tucson area only. This includes only areas inside the eastern half of Pima County or along the southern border of Pinal County in the greater tucson area. TucsonInvestors.com, it's officers and directors, individually or collectively assume no liability or responsibility for the outcome of any real estate transaction, decision, or other action that any TucsonInvestors.com member, guest, or visitor, may enter into as the result of attending any meeting of TucsonInvestors.com, listening to any guest speaker, or talking to any TucsonInvestors.com member, guest, visitor, or persons listed on TucsonInvestors.com's website, or of following the educational content in any of the meetings or links provided. Furthermore, TucsonInvestors.com in no way endorses any real estate offering that may be made. Members of TucsonInvestors.com, guests, and visitors are urged to perform their own due diligence procedures and investigations before entering into any real estate transaction or other contractual relationship.
